We consider our job as a profession. Requirements to become a licensed appraiser have become more difficult than ever in the past. So it goes without question these days that real estate appraisal can certainly be considered a profession as opposed to a trade. As with any profession we must follow strict ethical considerations.

We have a lot of responsibilities as appraisers, but above everything we answer to our clients. Typically, for a standard residential appraisal, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. Thereon, appraisers are typically restricted to only disclosing their findings to their clients, so as a homeowner, if you would like to review an appraisal report, you generally should request it via your lender and not the appraiser.

Other obligations include accurate calculations appropriate to the nature of the report, attaining and maintaining a respectable level of competency and education, and naturally, the appraiser must bear a professional demeanor.
